HOA Concrete Repair for Sidewalks and Common Areas

Uneven sidewalk repair is usually the first item on a board's list. Tree roots push some panels up, and clay soil lets others sink. Either way, a raised edge is enough to catch a toe, and the association hears about it. Depending on what is under the slab, a sidewalk trip hazard repair can mean lifting and leveling the settled panel or removing it and pouring new sidewalk panels. We will tell you which one each spot needs and why.

Working With Your Board

Board approvals take time, and we plan for that. The consultation produces a written, itemized scope that lists each repair by location, so it can go straight into the board packet. Members can see exactly which panels are coming out. If this year's budget covers only part of the list, we can split the scope into phases, with the worst trip hazards first and the rest the following season.

We are insured, and invoice is one of the payment methods we accept. Standard terms are a 50% deposit to book and 50% at completion, after a walkthrough with your manager or a board member. If a permit is needed, we apply for it. Our 3-year workmanship warranty covers the work, with outside damage like de-icing salt excluded. Phasing Concrete Work Around Residents

Residents still need to reach their front doors and their cars. We work in sections, so most of the walks stay open while one stretch cures, and we confirm dates with your manager so notices go out first. Fresh concrete needs time before foot traffic and longer before cars. We pour March through November. Winter is a good time to get the scope approved, so spring work is on the calendar early. Paws down, that is the easiest way to keep a board meeting short.

How do residents get around while you work?

We plan the work in sections and agree on dates with your manager before we start. Areas that are curing get marked off, and the written scope notes which walks close and when, so notices to residents can be specific.

Will you bill the association or our management company?

Either. Invoice is one of our accepted payment methods, and the standard structure is 50% at booking and 50% at completion. Tell us at the estimate who should receive the paperwork.
